Hyderabad Welcomes a Luxurious, New Residential Community With Signature Estates

Luxury has a new destination in Hyderabad. For, set in a sprawling space of 101 acres, Signature Estates is upping the ante with 93 bespoke villas on one-acre and half-acre plots, complete with plush gardens, and breathtaking views.
Developed by Ramky Signature One Pvt Ltd is developing, each sprawling villa has been designed by Mr. Zafar Choudhary, CEO and Founder of Habitat Architects . And the aesthetics reflect the estate’s philosophy of restraint and lived elegance. At the by-invite only launch, held recently, a special show villa was showcased complete with lighting and accessories by Baccarat, wallpaper by Darpan Furnishing, curated furniture by Hyderabad-based design studio Artyk, and a carpet installation by MKM Luxe Suisse. And this is only the beginning.
At the heart of this expansive residential property is a commitment to true luxury…the ability to roam, explore, and be one with nature. And through this shared appreciation for refined living, Signature Estates plans to build a community in the property, complete with a central clubhouse, curated retail offerings, food and beverage zones, and leisure landscapes. The nucleus of this estate is the clubhouse, built over approximately 97,000 sq ft with a G+2 structure and two eventlevel basements, set within 4.5 acres of dedicated land. This clubhouse would be the muchneeded social anchor we crave in our modern, digital lives, encouraging residents to step out and build a sense of community with their neighbours.
“Signature Estates was envisioned as a place shaped by legacy and intent rather than spectacle,” says Rohit Reddy, Director, Ramky Signature One Pvt Ltd. “Our vision is to create a lasting residential community where architecture unfolds slowly, allowing residents to experience openness and a deep connection to the land. The homes are designed with a strong emphasis on long-term liveability, balancing luxury with comfort and clarity. A 5-BHK show villa has been completed, providing a tangible glimpse into the estate’s design philosophy and lived elegance.”
Adding to this, Zafar Choudhary, CEO and Founder of Habitat Architects spoke about how the design moves beyond the idea of tightly packed row houses, allowing land, air, and distance to become integral architectural elements. “Signature Estates was conceived as a gated community of independent homes that embraces the openness of suburban living rather than density-driven repetition. Here, luxury is defined not by excess, but by space. Generous plots, breathing room, and a deliberate relationship between built form and landscape,” he explained.
And Monika Choudhary, CDO, Co-Founder, and Growth Strategic of Habitat Architects added, “Each villa is shaped by light, orientation, views, and a strong relationship with the landscape. The vision was to create calm architecture that listens to the land, allowing openness, movement, and natural rhythms to shape the way the homes are experienced. Every built form is designed to respect privacy while remaining connected to shared greens, water bodies, and outdoor life, resulting in generous, timeless spaces.”
To launch Signature Estates, a special, two-day, immersive food-meets-design festival called ‘Palate By Design’ was curated by Ramky Signature One Pvt. Ltd. and Nitya Reddy, Marketing Director, Ramky Signature One Pvt Ltd., in collaboration with Epistle. Articulating the event’s narrative and identity through experience-led storytelling, special pop-ups were hosted at the venue, celebrating seven of India’s leading designers along with seven illustrious restaurants. For this unique collaboration, guests flew in from across the world to sample the delicious menus that were set within the fabulously decorated bungalows. As Nitya Reddy explains, “Palate By Design is one of India’s most interesting cultural movements, where fine dining, architecture, and lifestyle retail have exploded with new energy. The city’s tastemakers and cultural seekers are ready for deeper, more elevated experiences, and this event was curated precisely for the curious, well-travelled, and hungry (literally and metaphorically) audience.”
And so, there were lunch and dinner services over the weekend with truly interesting collaborations: Sarah Choudhary of Habitat Architects x Ekaa led by Chef Niyati Rao, Adil Ahmad of The Palace Collection x Tehzeeb led by Chef Shankar Krishnamurthy, Farah Agarwal of Chestnut Storeys x Banng led by Chef Manav Khanna, Gowri Adappa of A Design Co. x The Table led by Chef Louis Gomes, Rajesh Pratap Singh x Indian Accent led by Chef Rijul Gulati, Abin Design Studio x Izumi led by Chef Nooresha Kably, and Apoorva Shroff of Lyth Design x Praça Prazeres led by Ralph Prazeres.
Speaking with The Word. Magazine, designer Rajesh Pratap Singh threw light on his new soft furnishings brand, Pratap Home: “For me, the soft furnishings line comes very naturally from the way we have always worked with textiles. The collection is built around everyday objects for the home, primarily for the bed and the table. The fabrics are largely linen and cotton, along with sheers and select man-made fibre blends, used only where the function demands it.”
At his pop-up with Indian Accent, he created a hospital dorm, complete with beds that were fitted with linen from his homeware brand. “The hospital-like setting was rooted in the principles of restraint and precision. A hospital is a space where everything is reduced to what truly matters. That clarity felt appropriate for reinterpreting tradition in a modern language,” Rajesh revealed.
In this room, guests were treated to shorba paired with blue cheese naan; khandvi with cumin goat curd, beet pickle, and crispy patra; and the iconic daulat ki chaat with rose petal chikki and roast almond. “Today, foam and air are all the rage in molecular gastronomy. But India has been eating milk foam since Mughal times. Daulat-ki-chaat in Delhi, Nimish in Lucknow, Makhan Malai in Kanpur, or Malaiyo in Varanasi—they are all the same milk foam treat, made only in winter. At Indian Accent, we prepare flavoured daulat-ki-chaat, which is served year-round,” shared Chef Rijul Gulati.
Meanwhile, at their pop-up, the co-founder of The Table, Gauri Devidayal and her team crafted a menu in conversation with the space created by Gowri Adappa, Co-founder and Prinicipal Architect of A Design Co. As Gowri revealed, “We curated contemporary furniture by Room Therapy Collective, Magari, and Urbane Outdoor, artworks by Kalakriti Art Gallery and Dhi Artspace, innovative lighting designs by HSN Luminaire, handcrafted carpets by Carpet Cellar, and accessories by Samurai Home, The Decor Circle, West Elm, and Live Linen. The intention was to let objects hold memory and texture, coming together in a restrained and timeless composition.”
For Adil Ahmad, Founder of The Palace Collection, maximalism was like an artform in itself, complete with chandeliers, wallpapers, mirrors, and paintings in an indoor luxury tent. “The inspiration came from memory, instinct, and craftsmanship. I wanted to create a space that felt bold yet timeless, allowing contemporary and classical sensibilities to coexist and leave behind a lingering sense of awe,” Adil shared with The Word. Magazine. When asked what he thinks is a beautiful home, Adil shared. “It is one that has presence and soul. A beautiful home has layers of design and emotion coming together to create a space that feels lived-in and meaningful.”
Meanwhile, Sarah Choudhary, Creative Director and Senior Interior Designer at Habitat Architects presented modern elegance at their pop-up, with crystal creations leading the way. “Rather than responding to trend cycles, the design language focused on clarity of planning, controlled palettes, and tactile quality—elements that support stronger buyer confidence and reduce visual fatigue. This approach aligned with Signature’s commitment to understated luxury, where value is communicated through calm assurance rather than overt expression,” Sarah shared.
For Farah Agarwal, Founder and Principal Designer of Chestnut Storeys, the inspiration for the pop-up came from spice, colour, mood, and movement. “We exhibited customised furniture by Within and KOKO by K2 India, luxury furniture and accessories by MKM Luxe Suisse and Roche Bobois, wall scones by Nitush Aroosh, table lamps by Iqrup + Ritz, luxury lights by AUX Home and Arjun Rathi Design, elegant chandeliers by St. Louis by Emery Studio,” she revealed.
And at their pop-up, Apoorva Shroff, Founder of Lyth Design featured a range of luxury furniture: from AKFD Studio and Iqrup and Ritz to contemporary artworks by Dhi Artspace and Kalakriti Art Gallery, accessories by Top Brass, Anantaya Decor, The Decor Circle and Nicobar, tableware by vVyom by Shuchita, cushions by Shades of India, sculptural lights by Klove Studio and AUX Home.
Finally, Abin Chaudhuri, Founder and Principal Architect of Abin Design Studio revealed the philosophy behind their pop-up: “We were informed by Japanese minimalism and a belief in restraint as a form of luxury. Discipline in form, material integrity, and a quiet control of proportion form the ‘meridian’ of every decision, allowing the space to remain composed, intentional, and enduring. Simplicity here is not an absence, but a carefully curated presence.”
The two-day food and design ‘Palate by Design’ fiesta certainly set the benchmark high, not only for luxury living in Hyderabad, but across the country. In its grand launch, Signature Estates made a mark, and this is just the start.
